For anyone living in the bigger communities in North Carolina, it comes as no surprise that the state’s real estate market is booming. Several of the state’s cities ranked in the top 100 fastest-growing cities — including several communities in the Triangle. And Brunswick County and many of the surrounding coastal counties that encompass the Wilmington area were the fastest-growing counties in the state, growing between 9 and 25% between 2020 and 2024. With a booming population, the 2026 North Carolina real estate market is on pace to grow, too.
But with rapid growth often comes a significant number of questions from buyers. For example, many buyers wonder how to choose the right home when demand is rising fast. And, while growth is exciting, smart buyers also want to ensure they are getting a home and community that’s right for their current lifestyle. If you’re looking to buy in 2026, here’s what you should know.
There are homes available
As 2025 ended, the slower winter real estate market provided an opportunity for a reset. In the greater Wilmington area, data from Cape Fear Realtors shows the number of active listings increased by approximately 14% over 2024. More importantly, the months’ supply of inventory, which indicates the number of months it would take to sell all of the homes on the market, rose to nearly 5 months. Five months indicates a balanced market, with enough homes available for the growing demand in the area.
Triangle-area data from DoorifyMLS shows more active inventory, too. In the Triangle, active listings increased by over 24% from 2024. The months’ supply of inventory has increased, too. While it’s not 5 months like it is in Wilmington, the greater Triangle area is around 4 months, which will likely ensure a competitive market as the spring market picks up.
Overall, these numbers indicate that while homes are more readily available in North Carolina’s hot spots, spring and summer may make the 2026 North Carolina real estate market highly competitive, particularly as interest rates settle into lower levels.
New construction provides opportunities for buyers
New construction homes across both the Triangle and Wilmington areas have helped fill the market gaps, providing buyers with exciting opportunities to find modern homes that fit their current lifestyle and needs. For the past 100 years, Robuck Homes has built homes in the Triangle and Wilmington markets, creating communities of significance where people want to be.
We thoughtfully design our Robuck communities to stay vibrant, highly sought-after, and valuable for generations. We carefully choose the locations where we build, which are in the most desirable and fastest-growing areas from the Triangle to the coast. And we pair these outstanding locations with intentional planning, incorporating amenities like pools, clubhouses, walking trails, and green spaces that foster connection, togetherness, and everyday enjoyment.
Equally important is how our communities look and feel over time. We emphasize architectural variety and diverse streetscapes, so our neighborhoods feel authentic, while high-quality construction, energy-efficient design, and long-term durability ensure homes age gracefully. Thoughtful landscaping further ties each neighborhood together, enhancing beauty and livability season after season. Together, these principles create places that stand apart from short-term trends. We ensure our homeowners are part of a carefully crafted community that enriches life today and preserves value well into the future.
The opportunities that exist in 2026
Robuck has several new communities for buyers looking to make a move in the 2026 North Carolina real estate market. In the Triangle area, Baylee Ridge in Clayton and Kennebec Crossing in Angier are great options for families looking to live in modern single-family homes in up-and-coming towns in the area. And Stonehenge is a new boutique community in the Stonehenge area of Raleigh.
We also offer a variety of single-family homes and townhomes in Wilmington. From more established master planned communities like East & Mason and Wyndwater to urban homes at Downtown Wilmington Collective and Midtown & Main, there’s something for a variety of budgets and lifestyles.
The benefit of purchasing a new construction home from Robuck is that if you purchase early, there are both move-in-ready options and the option to personalize your home before it’s built. Purchasing a home prior to the start of the spring rush will ensure you can get the home you want without dealing with higher competition in a hot market.
